Design Manager
One hundred percent of the design management and value engineering services of Landmark are provided on an in-house basis.
The architectural and engineering services of Landmark include conceptual design, program development, value engineering, site and master planning, compliance with code and licensing requirements and the supervision and overall management of all architectural activities
Principal Architect
As a matter of corporate policy, Landmark obtains advance concurrence from its clients on the selection of the principal architect.
Landmark outsources the preparation of the schematic and design development drawings and construction documents to leading architectural firms that specialize in the design of outpatient buildings.
Construction Manager
One hundred percent of the construction management services of Landmark are provided on an in-house basis.
The construction management services of Landmark include estimating and pricing, material purchasing, cost management, value engineering, the selection of the general contractor, subcontractors and material suppliers, the negotiation of construction contracts and the overall management of all construction activities.
General Contractor
Landmark obtains advance concurrence from its clients on the selection of the general contractor.
Landmark outsources the actual construction of its outpatient buildings to local and regional general contractors who demonstrate significant financial strength and the ability to perform construction work of the highest quality. Relevant experience in the construction of outpatient buildings is also an important consideration. The ability to provide performance and payment bonds is another important consideration.
Space Lease Negotiator
One hundred percent of the leasing services of Landmark are performed on an in-house basis.
Landmark provides all the professional services that are required to market office space to the independent physicians the clients of Landmark decide to include in their new outpatient buildings. Landmark makes a determined effort to lease the physician office space to the independent physicians who are the most strategically important to the clients of Landmark.
Programming & Strategic Business Planning
Landmark collaborates with experienced consultants to provide professional services that help clients determine the functions and service lines most feasible for inclusion in their new outpatient buildings.
Landmark works with trusted consultants to provide the professional services required to help clients determine the functions and service lines most feasible for inclusion in the outpatient buildings Landmark is selected to develop for them. These consultants prepare comprehensive demographic studies and conduct community needs evaluations. Their work product includes outcome-based visioning, the development of strategic and master plans, the creation of business models, and the preparation of market and demand studies.
The collaborative work performed to help determine the healthcare functions and service lines most feasible includes an examination of service line trends and an evaluation of the outpatient services offered by competitors in the clients’ service areas. Landmark coordinates with consultants in the development of programs and the preparation of plans for the functions and service lines the clients choose to include in their outpatient buildings.
Asset & Property Manager
Landmark is the asset and on-site property manager of all the outpatient buildings that are under the ownership of Landmark.
One hundred percent of the asset and property management services of Landmark are provided on an in-house basis.
The on-site property management services of Landmark include the collection of rent and other amounts due, the management of vendors and the evaluation of the quality of their work, the preparation of contract specifications for building services, the payment of all amounts due on a timely basis, with a continuing effort to benefit from all the available discounts, the preparation of an annual operating budget, the annual preparation of common area maintenance estimates and reconciliations, the administration of tenant leases, the provision of customer services to tenants and their guests, the issuance of monthly invoices to tenants, as required, the operation of a web-based service request system that enables tenants to report maintenance requirements and special concerns and the performance of all the work that must be performed to meet the requirements of the Joint Commission on Accreditation of Healthcare Organizations and other accreditation agencies.
The on-site property managers and on-site maintenance engineers are full-time employees of Landmark and perform the majority of maintenance and repair work. Facility management services may be contracted out at times for specific reasons, such as specialized expertise or operational efficiency. When contractors or outside vendors are required, Landmark arranges for and supervises all work and competitively bids contracts to ensure cost control.
As a matter of corporate policy, senior officers of Landmark travel to all the outpatient buildings that are under the ownership of Landmark at least once each quarter to review the performance of the on-site property managers and on-site maintenance engineers
